The CPA behind Alpine

A tax perspective informed by real estate experience.

Before focusing on tax, Johnny spent eight years as a licensed Colorado real estate professional.

That background does not replace technical tax research. It helps him understand the transaction behind the tax form: how a property was acquired, placed in service, financed, improved, rented, used personally, converted, exchanged, or sold.

For a rental owner, those facts can drive the tax result. Alpine was built so real estate is not an occasional Schedule E added onto a general tax practice. It is the core context for the work.

Why the practice is narrow

Real estate tax issues get primary attention here.

Depreciation, passive activity, STR material participation, cost segregation, mixed personal use, conversions, sales, and 1031 exchanges are recurring parts of the practice—not side topics.

Alpine focuses on the individual investor's Form 1040 and the way rental activity interacts with the rest of the household tax return.

01 / PREPARATION

Accurate compliance for real estate investors

Annual Form 1040 and state return preparation with the rental activity treated as an important part of the overall return—not an isolated schedule.

02 / PLANNING

Planning when there is something to plan

Planning is added when timing, income, purchases, property use, depreciation, or transactions create decisions worth addressing during the year.

03 / PROJECTS

Focused work for focused problems

When the issue is discrete—such as cost segregation, a conversion, sale, 1031 exchange, material participation, or depreciation remediation—it can be scoped as a separate project.

The goal is not to sell the biggest engagement.

Alpine recommends the smallest complete scope that addresses the tax work the facts actually require. If preparation is enough, planning is not added simply because you own rental property.

How Alpine approaches the work

Tax strategies only matter if they fit the facts.

Real estate tax advice can sound simple online. In practice, the result often depends on ownership, use, participation, placed-in-service timing, depreciation history, household income, prior reporting, and state rules.

Facts before conclusionsDocuments and actual activity come before a personalized tax position.
Judgment before “tax hacks”A deduction or strategy is useful only when the client actually qualifies and the economics make sense.
Clear scopePreparation, planning, and technical projects are separated so clients know what is—and is not—being handled.
CPA-led relationshipJohnny retains responsibility for the judgment-heavy parts of the engagement and the client relationship.
A focused firm by design

Alpine owns the individual investor tax relationship.

The firm is intentionally not a full-service bookkeeping, payroll, lodging-tax, and entity-return shop.

Alpine generally does not prepare partnership or S corporation returns. When an entity return is required, another CPA can prepare that return while Alpine handles the individual Form 1040 and, when separately scoped, coordinates the information needed on the individual side.
